Local knowledge

Clapham's homes, from Old Town to Abbeville Road

Clapham lies mostly in Lambeth, but the borough boundary with Wandsworth runs straight across the Common. Roughly half of its 220 acres sit on each side, and Lambeth maintains the whole of it. The oldest houses face the Common or stand in Old Town, where numbers 39 to 43 are Queen Anne houses built in 1706. Crescent Grove, laid out off the South Side in 1824, pairs semi-detached villas with a curved terrace of four storeys over a basement.

Most of Clapham came later and is more densely built. Once the big houses along the South Side were sold off, builders laid out terraced streets such as Hambalt Road, Narbonne Avenue and Shandon Road in the 1880s. In the 1890s Abbeville Road gained its shopping parades, three storeys tall with two floors of flats above each shop. After the Second World War, many larger houses were divided into flats or single-room lets, and the Notre Dame council estate went up on the grounds of a former convent near the High Street corner of the Common.

That history explains the cleaning we see here: conversions reached by a shared staircase with no lift, flats above shops, and tall period houses with stairs on every level. Clapham North, Clapham Common and Clapham South give three Northern line stations, with Clapham High Street on the Windrush line. If your home is by Clapham Junction, you are in Battersea, about a mile north-west, and our Battersea page is the better guide.

Moving out in Clapham: the van, the stairs and the clean

In Clapham the van is often the first problem. Clapham High Street, part of the A3, and Clapham Common North Side are TfL red routes. Nobody may stop on double red lines, and loading is only allowed in marked bays at the times on the sign. If your flat is above a shop on the High Street, find the nearest loading bay before you book the removal firm. Side streets are run by the borough instead, so the rules change as soon as you turn the corner.

Book the clean for after the last box has left. In a top-floor conversion, every extra trip up the stairs brings grit back onto floors we have just finished, and our 72-hour re-clean guarantee only applies when the property is empty and nobody uses it after we leave. The price depends on bedrooms and bathrooms: £150 for a studio, £199 for one bedroom and one bathroom, £269 for two of each. Products, equipment and the oven, inside and out, are included.

Tip: Take photos of each room once we finish and before you return the keys. If the clerk raises a point, the photos and the report together make a re-clean request within 72 hours quick to check.

Deep Cleaning · £23 per hour, minimum 3 hours

Deep cleaning Clapham's tall houses and flats over shops

Clapham's older houses are tall. A Crescent Grove townhouse has four floors plus a basement, and the Georgian and early Victorian houses around Old Town and Clapham Manor Street have long staircases and high sash windows. On a deep clean, the stairs, banisters, window frames and the tops of doors take a large share of the hours. A house like this usually runs past 6 hours, so two cleaners share the work and the time on site is shorter.

The flats above the Abbeville Road and High Street parades need a different plan. Their front windows face the road, so sills, frames and the inside of the glass collect a grey film, and the kitchens tend to be compact. A deep clean costs £23 per cleaner per hour, from 3 hours, with products and equipment included. A two-bedroom flat typically takes 5–8 hours, about £115–£184, depending on its condition. Report a miss within 24 hours and we return to fix it.

Tip: When you book, tell us how many floors the house has and whether there is a basement. In a tall Clapham house the stairs change the hours more than the number of bedrooms does.

Home Cleaning · From £17 per hour, minimum 2 hours

Weekly and fortnightly cleaning for Clapham households

A regular cleaner fits the Clapham working week. Many residents commute from one of the three Northern line stations, and a fixed weekday visit means the kitchen, bathroom and floors are done before anyone gets home. You have the same cleaner every visit, so they learn how your home works: which shower screen marks, which floor needs a gentle product, where the vacuum lives.

Visits last at least 2 hours and cost £17 an hour on a weekly or fortnightly plan, or £19 an hour monthly. Visits every three weeks cost £18 an hour, which suits a tidy studio near Clapham North. A one-bedroom flat above a shop usually needs 2–3 hours a visit. A tall house near the Common, with landings on three or four levels, suits a weekly slot of 3–5 hours, because stairs gather dust fastest. Your cleaner uses your own products and equipment unless you add ours.

Tip: Keep a spare bottle of each product you like under the sink. Running out halfway through a visit costs time, and on a 2-hour slot that time comes off the bathroom or the floors.

Homes we clean

Clapham properties and what we focus on

Georgian and Regency houses by the Common

Crescent Grove, Old Town and the houses facing the Common have tall sash windows, deep reveals, panelled doors and stairs over four or five levels. We work from the top floor down and clean listed joinery and original features by hand.

Flats above the Abbeville Road parades

Built in the 1890s in yellow stock brick, with a shop on the ground floor and two floors of flats above. The way in is often a narrow side door and stair, and the street-facing windows need attention on every clean.

Victorian conversions off Clapham Manor Street

Many larger houses between the High Street and the Common were split into flats after the war. Expect a shared hall and stairs, a kitchen in the back addition and a bathroom that relies on an extractor fan instead of a window.

Every client gets a free client portal to see visits, before and after photos and invoices, leave notes for the cleaner and message our office.

FAQ

Cleaning in Clapham: questions

Do you clean on both the Lambeth and Wandsworth sides of Clapham?

Yes. Most of Clapham is in Lambeth, while the western side of the Common, including West Side and part of North Side, is in Wandsworth. Our prices, cleaners and guarantees are identical on both sides of the boundary. Give us your full postcode when you book and we handle the rest.

My flat is near Clapham Junction. Is that Clapham?

Not quite. Clapham Junction station stands in Battersea, about a mile north-west of Clapham, and the streets around it are SW11. We clean there at the same prices, and our Battersea page describes the housing in more detail. You book in exactly the same way.

How many hours does a deep clean take for a tall period house in Clapham?

Floors matter as much as bedrooms. A three-bedroom house typically needs 6–10 hours and a four-bedroom house 8–12, more with a basement or years of build-up. From 6 hours, two cleaners share the job. We recommend the hours from your description and confirm the price before the clean.

Can I book a Saturday or Sunday clean in Clapham?

Yes. Our cleaners work 8am to 8pm, seven days a week, with the last start at 6pm, so a weekend end of tenancy, deep or regular clean is possible. Online booking is open at any time. You can change or cancel free of charge with 48 hours notice.

Do I need to supply cleaning products for a regular clean?

For regular home cleaning, yes, unless you add ours. We can bring products for a one-off £7 and equipment for a one-off £23, and eco-friendly products are available on request. Deep cleans and end of tenancy cleans always include our own products and equipment.
