In a small flat it is tempting to do the clean yourself. The hard parts are the same as in a big flat, though: a greasy oven, limescale on the shower screen and taps, the extractor hood, and dust on top of the kitchen cupboards. A check-out clerk will look at all of them.

A 2 bedroom flat with one bathroom costs £239. With two bathrooms, the price is £269. The difference is the second bathroom, one of the slowest rooms to bring up to check-out standard.
Limescale, soap scum and mould in the sealant are exactly what inventory clerks photograph. When you count bathrooms, include any en suite. If a quote only asks how many bedrooms you have, ask whether an en suite changes the price.

A 3 bedroom property costs £299 to £359 and a 4 bedroom property costs £399 to £489, depending on the number of bathrooms. Homes with 5 or more bedrooms are priced on request.
Larger homes often have a garage, a basement or a balcony, which are priced as extras. Houses also have stairs and landings, which matter if you add carpet cleaning, because each flight of stairs and each landing is priced on its own.
What affects the price of end of tenancy cleaning?
The main factor is the size of the property, measured in bedrooms and bathrooms. After that, the price depends on extras and on whether the company charges a fixed price or by the hour.
- Bedrooms and bathrooms. More rooms means more surfaces and more floor. Bathrooms add more work than bedrooms because of limescale, tiles and grout.
- Carpets. A standard clean vacuums carpets. Deep cleaning them is a separate service, priced per room.
- Balconies, garages and basements. These are extras because not every property has them.
- Condition. With an hourly company, a dirty oven or a neglected bathroom adds hours to the bill. With a fixed price, the price is agreed before the clean.
Is an hourly rate or a fixed price better for end of tenancy cleaning?
A fixed price is easier to compare, because you know the full cost before the clean starts. An hourly rate can look cheaper, but the final bill depends on how many hours the team works.
- Hourly pricing. You pay a rate per cleaner per hour, often with a minimum booking. The quote is an estimate, and if the oven or the limescale takes longer than expected, the hours go up.
- Fixed pricing by property size. You pay one price for a set number of bedrooms and bathrooms. The company carries the risk of the job taking longer.
To compare the two, multiply the hourly rate by the number of cleaners and the expected hours, add any extras, and ask what happens if the job runs over.

What is included in an end of tenancy clean?
A proper end of tenancy clean covers every room against the agency check-out checklist, with the kitchen and bathrooms taking most of the time. Our fixed price includes cleaning products, equipment and the oven, cleaned inside and out.
Inventory clerks and letting agents usually check:
- Kitchen: the oven, hob and extractor hood, inside and outside of cupboards and drawers, the fridge and freezer, worktops, the sink and taps, tiles and splashbacks.
- Bathrooms: limescale on taps, shower heads and screens, the bath, toilet and basin, tiles and grout, mirrors and extractor fans.
- Bedrooms and living areas: skirting boards, doors and door frames, light switches and sockets, inside wardrobes, window sills, the inside of windows, radiators and floors.
- Throughout: dust on high surfaces, cobwebs and marks on walls that can be wiped.

Read your check-in report before booking carpet cleaning. If it says the carpets were professionally cleaned when you moved in, the clerk will compare them with that standard. Normal wear from walking is fair wear and tear. Stains and spills are not.

The extended guarantee moves the re-clean window from 72 hours to 7 days (168 hours). It helps when the check-out inspection is several days after the clean.
Is it worth paying for a professional end of tenancy clean?
It usually is, if the clean costs less than what you could lose from your deposit. Cleaning is the most common reason for deposit claims, and a clean with a re-clean guarantee gives you a way to fix problems before the deposit is settled.
The Deposit Protection Service (The DPS), one of the three government-approved deposit schemes in England and Wales, reported that cleaning was the top reason for deposit claims in 2025, at just over 29% of claims, and the most common reason in each of the last five years (The DPS, June 2026). It also says fewer than 5% of the deposits it protects end in a dispute, so most deposits are settled without one.
In England, a tenancy deposit can be up to five or six weeks' rent, depending on the annual rent (GOV.UK). Weigh that against the cost of the clean, for example £239 for a 2 bedroom, 1 bathroom flat, which also comes with our 72-hour re-clean guarantee (see the FAQ below).

Can my landlord make me use a professional cleaner?
No. In England, which includes London, the Tenant Fees Act 2019 stops landlords and letting agents from charging you for a professional clean or making one a condition of the tenancy. They can expect you to return the property as clean as it was at check-in, allowing for fair wear and tear.
Under section 1 of the Tenant Fees Act 2019, a landlord must not require a tenant to enter into a contract with a third party for a service. That covers a clause saying you must pay for a professional clean or use a named cleaning company. The government's Tenant Fees Act guidance for tenants, updated for the Renters' Rights Act 2025, says you should refuse to pay a fee that is not allowed, and that you can report it to your local council.
The other side of the rule matters just as much. If the property is not as clean as it was at check-in, the landlord can claim the reasonable cost of cleaning from your deposit. Fair wear and tear means the normal ageing of a home through everyday use. Grease, dirt and limescale are not wear and tear.
What if my landlord takes cleaning costs from my deposit?
Ask for the evidence, and if you disagree, use the free dispute service of the scheme that protects your deposit. Your landlord must protect your deposit in one of three government-approved schemes: the Deposit Protection Service, mydeposits or the Tenancy Deposit Scheme.
- Your landlord or agent needs evidence to support any deduction from the deposit (GOV.UK statutory guidance). In practice that means check-in and check-out reports, photos and invoices.
- Once you both agree how much you get back, the landlord must return it within 10 days (GOV.UK).
- If you cannot agree, the scheme offers a free dispute resolution service. Both sides must agree to use it, both provide evidence, and the decision is final (GOV.UK).
Your own evidence counts too. Take dated photos of every room after the clean, keep the cleaning invoice, and attend the check-out if you can.
How can I keep the cost of end of tenancy cleaning down?
Book the right size, empty the property before the clean, and only add the extras your inventory shows you need.
- Count rooms correctly. Book the bedrooms and bathrooms you actually have, including any en suite, so the confirmed price matches the job.
- Move everything out first. Our re-clean guarantee only applies if the property was empty of belongings during the clean and nobody used it afterwards.
- Read your check-in report. Only book carpet cleaning or other extras where they are needed.
- Do the small jobs yourself. Clear the fridge and freezer, empty the bins and remove everything you brought in.

What does the 72-hour re-clean guarantee cover?
If your letting agent or landlord raises points we missed, report them to us within 72 hours of the end of the clean and we re-clean those points free of charge. The guarantee applies only if the property was empty of belongings during the clean and nobody used it afterwards. You can extend it to 7 days (168 hours) for £59.
Is carpet cleaning included in the price?
No. Carpet cleaning is an optional extra, priced per room, with separate prices for bedrooms, living rooms, lounges, hallways, flights of stairs and landings.
