Town, hill and Village: how Wimbledon homes differ
Wimbledon was a hilltop village until the railway came in 1838. The station sat at the bottom of the slope, so the new town grew around the Broadway rather than the old High Street, and the population rose from under 2,700 in 1851 to about 55,000 by 1911. The climb is real: Merton's conservation appraisal puts the foot of Wimbledon Hill Road, at Worple Road, at 23 metres above sea level, while the Village sits on a plateau mostly above 50 metres.
The housing changes on the way up. The shop terraces on Wimbledon Hill Road were built between 1881 and 1887, Mansel Road and Raymond Road filled with houses in the 1890s, and the 1930s added purpose-built flats such as Raymond Court, Lake Close, Pixham Court and Woodside House. Higher up, the Belvedere Estate was laid out after 1900 on the grounds of a demolished manor house. Its covenants called for detached houses, so the roads around Belvedere Avenue are mostly lined with large Edwardian homes of individual design, some since divided into flats.
Past the Village lies Wimbledon Common, the largest expanse of heathland in London, with woodland on western slopes that sit on London Clay. Its paths turn muddy after rain, and for anyone nearby with a dog, a pushchair or walking boots, some of that mud ends up in the hall. Moving-out cleans here have a fixed price by bedrooms and bathrooms, from £120. A one-bedroom flat in a 1930s block near Wimbledon Hill Road is £199, two bedrooms with two bathrooms is £269, and a four-bedroom house with three bathrooms is £459. Sort out parking first. Merton asks for at least ten full working days' notice to suspend a bay or issue a yellow line waiver, aims to put warning signs up seven days ahead, and adds cones for domestic removals. One bay is roughly five to six metres long, so ask your removal firm how many the van needs. Schedule our visit once the van has left.
